Massachusetts Association of REALTORS® Reports Housing Data for July 2025

 

New listings for single-family homes and condominiums increased year-over-year for fifth

straight month

FOXBOROUGH – August 14, 2025 – The Massachusetts Association of REALTORS® (MAR)

announced its housing data for July 2025, reporting new listings for single-family homes and

condominiums increased year-over-year for the fifth straight month.

MAR data confirms:

● The median sales price for single-family homes increased by 3.6% to $699,000 and

condominiums decreased by 1.6% to $570,000 since July 2024.

● Since July 2024, closed sales increased by 4% for single-family homes and decreased

by 4.8% for condominiums.

● New listings increased by 7.2% for single-family homes and 16.9% for condominiums

since July 2024.

With closed sales for single-family homes up year-over-year for the third straight month, sellers

continue to be well-positioned to enter the market, as buyers remain engaged and active in their

search. Although the median sales price for single-family homes has continued to increase from

last year, the ongoing uptick in new listings is a good sign that more opportunities to achieve

homeownership are within reach.

“The sustained increase in new listings is an encouraging sign that the housing market remains

active and is on a positive trajectory,” said Sarah Gustafson, 2025 president of MAR and

Operating Principal and Broker representing Keller Williams Pinnacle Central and MetroWest.

“With inventory holding steady compared to last year, we’re hopeful that both buyers and sellers

will see more opportunities to achieve their housing goals within this competitive market.
